Mortgage Application Documentation List

APPLICATION DOCUMENTS

To help facilitate a smooth mortgage experience, it is important to be informed about the mortgage process and about what materials you may be expected to provide. When submitting documents, please be mindful of deadlines and provide all pages – including blanks. Please also ensure that all submitted documents are legible and that they have been formatted correctly.

Pay Stubs & Employment Verification

□ Pay stubs from all employers listed on the mortgage application for each borrower on the loan who is not self-employed.

□ Most recent pay stub(s) covering a full 30 days and showing year-to-date earnings.

□ Income amount and type (salary, overtime, commission, bonus, etc.) on the pay stub(s) should match the monthly income and type of income listed on the application.

□ Contact information for employment verification. If a 3rd party vendor is used for such verification, employer name and salary codes will be needed.

Income Documentation

□ W-2 forms for each borrower and from all employers listed on the mortgage application.

□ Federal tax returns signed and dated with all schedules included.

Asset Information, Bank Statements, 401k, Investment Accounts, etc.

□ All asset statements should include full name and account numbers.

□ Asset information will be needed and should reflect the most recent 60-day history – all pages will need to be included, even if they are blank.

□ Asset statements should be consecutive with no gaps (i.e., months or dates shouldn’t be skipped or missing).

□ Online bank statements should show borrower’s name as the account holder and detail all transactions (not just show a summary).

□ Letters of explanation and source of funds should be provided to address any deposits or transfers that are over $1,000

Please note that this checklist is a generic list, and you may need to provide additional documentation depending on financial histories, personal circumstances, specific mortgage programs, etc.
